Kuehler Cottage
			A jewel, this cozy cottage is located on the Guadalupe River/Lake Dunlap and close to all attractions in town. Relax outdoors with magnificent patio views, ancient oak & pecan trees. Swim in the river, bring your boat or view the stars from the hot tub. Kuehler Cottage sleeps 6 max:  full bed in bedroom, day bed, 2 twins, and a queen sofa in the den. Also included is a full kitchen with breakfast table, Sat/TV, DVD player, wireless internet & local telephone service. The large patio up stairs has BBQ pit and hot tub and the stone patio at water's edge is great for sunning before or after you swim.

			River View Haus
			This is our best value house. It offers the comfort of a spacious home and is conveniently located close to all attractions in the area. Great for large families. River View sleeps 8. There are 2 bedrooms: 1 queen, 2 full beds, 2 rollaway twins and 2 bathrooms. *Kuehler Cottage and Riverview are just a few blocks apart, groups can rent both houses sleeps up to 14 guests and enjoy the water front of Kuehler Cottage.

			Angler Haus/Wunder Cove
			This unique and beautiful property features three houses side by side on the Guadalupe River/ Lake Dunlap. They are nestled in a quiet cove with great views of the lake, Each house has a deck & patio complete with BBQ and outdoor furniture, there are 3 boat docks & a large common area hot tub. Enjoy fishing, boating, and bird watching on site. Angler Haus sleeps 8. There are 2 bedrooms: 1 queen bed, four twin beds, 1 sleeper sofa, 1 bath, a screen porch/deck and 2 outdoor showers. Rent all three houses at Wunder Cove (Angler, Bass, and Sunfish Haus) and accommodate 24 guests. Each house has Sat/TV, DVD players, BBQ pits, and outdoor furniture.

			Bamboo/Pump Haus
			Bamboo Haus is a very private 2/1, waterfront house, sleeps 8, located on over an acre of heavily treed property with more than 200 feet of water frontage. Each bedroom has queen beds, plus a fold-out full and 2 twin fold-outs in the living room area. Bamboo has a full kitchen complete with utensils, appliances and breakfast table. The bathroom has a tub/shower and we provide quality linens and towels. The views of the waterfront are wonderful from the bedrooms, living room and the screened porch. There is a fireplace in the living room. The patio is shaded by a large pecan tree and is complete with a hot-tub and outdoor furniture. We also have the Pump Haus, a large bedroom suite with full bath located about 50 feet from the Bamboo Haus front door. It has a queen bed, tub/shower and offers a private quarters for 2 persons. Pump Haus also offers great views of the waterfront and can be rented with or seperately from the Bamboo Haus. Bamboo and Pump are located approximately 3.5 miles from Gruene, Schlitterbahn and Historic New Braunfels, with shops, restaurants and night spots.

			Sunfish Haus/Wunder Cove
			This unique and beautiful property features three houses side by side on the Guadalupe River/ Lake Dunlap. They are nestled in a quiet cove with great views of the lake, Each house has a deck & patio complete with BBQ and outdoor furniture, there are 3 boat docks & a large common area hot tub. Enjoy fishing, boating, and bird watching on site. Sunfish Haus sleeps 8. There are 2 bedrooms containing a queen, a full, a twin bed, a sleeper sofa and twin rollaway, one bath, a deck and a full kitchen Rent all three houses at Wunder Cove (Angler, Bass, and Sunfish Haus) and accommodate 24 guests. Each house has Sat/TV, DVD players, BBQ pits and outdoor furnituree.

			Bass Haus/Wunder Cove
			This unique and beautiful property features three houses side by side on the Guadalupe River/Lake Dunlap. They are nestled in a quiet cove with great views of the lake, Each house has a deck & stone patio complete with BBQ and outdoor furniture, there are 3 boat docks & a large common area hot tub. Enjoy fishing, boating, and bird watching on site. Bass Haus sleeps 8. There are 2 bedrooms: a king in master bedroom, 2 twin beds in bedroom, 1 queen futon in living room and 2 twin rollaways, one bath, full kitchen and washer-dryer All three houses at Wunder Cove (Angler, Bass, and Sunfish Haus) can accommodate 24 guests. Each house has Sat/tv, dvd players, BBQ pits and outdoor furniture.

			Stadt Haus at Stadt Platz in New Braunfels Historic District
			Statd Haus (built 1898) is a charming and well preserved original German house, with lovely porches and white picket fence. Statd Haus sleeps 6 – 8 max. There are 2 bedrooms: a king, a queen, a twin, 3 twin rollaways, a large bath with antique tub/shower and a large kitchen with dining table, washer/dryer, wireless internet and local telephone service. The Stadt Platz properties also share a common area hot tub Stadt Platz can sleep up to 20 people when renting all 3.

			Spiel Haus at Stadt Platz
			Spiel Haus is a fun and cozy cottage that was constructed from vintage materials in the falkwerk style. Spiel Haus sleeps 6 max. The master bedroom: includes a queen bed. The loft bedroom includes a queen bed, 1 queen sofa sleeper, 1 sofa, 1 bathroom with shower & washer/dryer, Sat/TV, DVD player, and wireless internet service. Bunk Haus only available with the rental of Stadt or Spiel houses, Bunk has 2 bunk beds with doubles on bottom and twins on top, sleeps a maximum of 4 persons. The Stadt Platz properties also share a common area hot tub Stadt Platz can sleep up to 18 people when renting all 3.

			Walk only 2-blocks to Gruene Hall and all the attractions in Gruene, including tubing. As the only free-standing home for vacation rental in Gruene, visitors will enjoy the vintage charm of this 106-year-old farm house with modern amenities. Two blocks from Gruene hall. Sleeps 10. 4 bedroom, 2 bath, full kitchen, covered deck, patio with BBQ, outdoor furniture, Sat/TV/DVD players, WiFi.

			A one bedroom studio with kitchenette, full bathroom, covered deck, patio with BBQ pit and out door furniture - Rent separately or with main house. Sleeps 4.

RENTAL POLICY

Reservations: In order to secure your reservation, we must receive a deposit equal to (one) rental night.

We accept personal checks, money orders, Visa or Master Cards for your reservation and require a credit card on file for a security deposit.



Cancellation Policy: A $75.00 cancellation fee is charged for any reservation that is cancelled after booking with Guadalupe River Houses. Guests are responsible for the total number of days reserved per property, no refunds for shortened stays, you must pay for what you book. There are no cancellation refunds under any circumstance unless your reservation is cancelled or revised under the following procedures. Reservations for stays of less than 30 days require notification of cancellation of at least 14 days prior to confirmed arrival date. Reservations for stays of 30 or more days require notification of cancellation of at least 45 days prior to confirmed arrival date. Upon our receipt of proper notice of cancellation, we will furnish a cancellation letter, along with a copy of the credit applied to your credit card or a refund check for the balance of your prepaid reservation minus the above charges. Please keep your cancellation letter for validation of your cancellation. Reservations are not contingent upon the availability or conditions of the water recreational facilities including, but not limited to the Comal and Guadalupe Rivers or Schlitterbahn.

Weekend Reservations: Includes a Friday and Saturday night with a two night minimum stay.

Single Night Inquiries: Are welcome, but Subject to Availability and at a different rental rate.

Check-in time: is 4:00 PM. Early check in requests require guest to call us the day before your arrival and ask about the prior occupancy of your unit. If your unit is not a "turn-over" you may check in early.

Check-Out time: is 11:00 AM. Late check outs subject to next day occupancy.

Check-In Procedure: Depends on guest's arrival time. Please confirm your check-in time when making your reservation. In the event of unforeseen circumstances, we reserve the right to move our guests to equal or higher priced accommodations at no extra charge to our guest. If such a situation occurs, the guest has the right to cancel the reservation at no charge.

We have set a Maximum Occupancy rate for each of our houses for the comfort and safety of our guests. Please do not abuse this limit, any party exceeding this maximum occupancy is reason for eviction without reimbursement of rents and deposits. Day guests are discouraged, but there is a $10.00 per person charge for each visitor you have that uses the facilities, please notify us if you will have any day guests.

Fair Housing: Guadalupe River Houses complies with all Fair Housing requirements, we will not deny any rentals because of race, color, religion, sex origin, handicap or family status. However, we will not rent to any persons under the age of 21 years of age. All reservations must be made and secured by a responsible party, 23 years of age or older. That same party must pick up keys and occupy the property during the reserved time.

This party will be responsible for all charges, including lockout fees, damages caused to rented property, grounds, hot tub or other buildings on property etc. This property is privately owned and the management reserves the right to refuse service to anyone. Guest acknowledges receipt of the services and charges described herein and agrees to pay for the same on demand in New Braunfels, Texas.

Keys: All keys must be returned at check-out. If not, a charge of $50.00 to your account for each key not returned. Also, after-hour lockout rates are $45.00 for the locksmith charge and these costs will be charged to your credit card. Refunds will not be given for keys returned by mail.

Parking is available for up to 2 vehicles per property. Parking for boats/jet ski trailers and oversized vehicles or RVs is available at Wunder- Cove only.

Damages: (All) of our properties are designated Non-Smoking. Any evidence of smoking (odors, ashes, etc.) inside of these properties will result in lost deposits and a cleaning fee of $200.00. Smoking is permitted outside, but all smoking debris must be disposed of properly. We have containers placed on patios and other outside areas for your tobacco butts, please do not throw your tobacco butts on the ground. Registered guests are responsible for any damages beyond normal wear and tear to any of our properties and their contents. We do not expect damages or theft, but it sometimes occurs. We carefully check our properties upon your check-out. So please do not take anything from the houses such pillows, linens, towels, utensils or anything else, please tell your children! If something is missing or damaged we will charge the retail price to the guests credit card on file for replacing said item.

Guests: All of our guests are responsible for their own proper behavior and that of all their guests, including responsibility for observing and understanding all of our policies and house rules. Our guests' safety is always upmost in our minds. Therefore, please note that balcony/deck loads should not exceed each house's occupancy. Also, NO Horse Playing on house balconies/decks. Only registered guests can occupy our properties. Please notify Guadalupe River Houses of any other guests. We reserve the right to inspect the number of persons in your party. By City Ordinance: No Glass Bottles or Styrofoam products of any kind are permitted on the Comal or Guadalupe Rivers or Lakes. Please be aware that police and or river spotters patrol the rivers and ticket violators. Quiet Time after 10:00 PM (NO) Loud Noise Outside: Music, Shouting Etc. Please respect other guests and neighbors privacy as you would in your own home.

Safety: Your safety and security is your sole responsibility. Owner assumes no responsibility or liability for the safety or security of the guests, or for the injury caused by the criminal acts of other persons.

Guests should check and make sure that all doors and windows are locked at all times. Guest must immediately notify Guadalupe River Houses 830-832-2026 or 830-832-1508 if any locks become inoperative. When Guest leaves the premises he or she should turn off all appliances. Also, guest shall not store any combustibles on premises. Owner is not responsible for the damage or loss of any personal property to include , but not limited to the following items, cash money, jewelry, electronic devices, valuables or any damage to a guest's motor vehicle or their contents. Guests staying at our water front properties, you swim at your own risk and responsibility. No Life Guards on Duty!

Guadalupe River Houses and its owners are not responsible for any accidents you or a guest may have on any of our properties, to include 178 Comal, 1275 Kuehler, 1841 Kuehelr, 360 & 370 Wunderlich or on the Guadalupe or Comal Rivers.

Pet Policy - We welcome pets in some of our properties. This is limited to dogs under 25 lbs. and subject to the breed. There is a $30.00 NonRefundable Pet Deposit.

If an accident occurs in or on any of our properties, you and or your personal insurance must cover all expenses, including but not limited to, emergency room fees, ambulance fees, doctor and or hospital visits and fees, including all rehab expenses, acute care, nursing home or long term care expenses incurred from any incident occurring in or on our properties.

Lost & Found: Guadalupe River Houses will hold any items left behind for two weeks. After two weeks, any items left behind will be donated to charity. Any items to be returned will be at the guest's expense, via U.S.Mail or specified carrier.

Holiday Reservations: Are for three night minimum stays and include New Years, Spring Break, Easter, Memorial Day, Fourth of July, Labor Day, Wurstfest, Thanksgiving & Christmas. Holiday rates are posted on our rate page.
